Course Description
What is wrong with this statement? "The handicap units in this new private apartment building are not ADA compliant because there are no grab bars installed inside the bathrooms."
Through focused discussions on the current applicable disability access design and construction standards for new construction of privately owned/operated multifamily residential projects in California, this course will tackle the question above and will provide step-by-step guidance on research and application of the standards. We will discuss the safe harbors recognized by Federal Fair Housing Amendments Act (FFHA), recommendations on selecting a safe harbor for your project(s), contents and organization of the applicable standards (including California Building Code, CBC, Chapter 11A), and how they are organized. A few specific examples will be used to demonstrate necessary steps to correctly identify scoping and technical requirements. This course will also discuss some of the differences between FFHA Design and Construction requirements and CBC Chapter 11A.
Learning Objectives
The participants will:
1. Identify applicable accessibility standards for new construction of privately owned/operated multifamily residential buildings in California,
2. Become comfortable selecting a safe harbor to comply with the Federal Fair Housing Amendments Act (FFHA),
3. Understand the organization and contents of the standards,
4. Correctly perform research to identify both scoping and technical requirements applicable to specific elements.
Marx|Okubo Associates, Inc. - Accessibility Group, Organizer of Accessibility Navigator - Multifamily Residential
Working across all property types, Marx|Okubo's nationwide staff can provide detailed and thorough reviews of your proposed or existing building's disabled accessibility compliance. We arm you with critical information to ensure that you minimize risk while providing your building's users maximum access.
Marx|Okubo serves as an impartial reviewer of a project's accessibility compliance. While the Americans with Disabilities Act (ADA) and Federal Fair Housing Act (FFHA) are more than 25 years old, accessibility compliance remains a challenging prospect for many property owners and tenants. Even in new construction, overlapping requirements can bewilder owners, designers, architects, and engineers. Non-compliance items involve serious questions of cost and risk analysis. Property owners and building occupants are best served by an accurate understanding of which accessibility codes, standards, and regulations truly apply to their buildings and which portions of a property must be modified to meet current requirements. Marx|Okubo can provide owners, developers, contractors, architects, engineers, and other designers clarity about conformance with applicable standards.
